• What is shingle rejuvenation, exactly?

  It is a bio based treatment sprayed onto an aging asphalt shingle roof. The formula soaks down into the shingle mat, restores the flexibility the shingle has lost and reseals the micro cracks that weather opened up. Nothing gets torn off and nothing gets built on top. • Why do asphalt shingles fail in the first place?

  Because they dry out. Asphalt shingles are held together by oils called maltenes, and those oils are what keep the shingle flexible enough to expand, contract and lie flat. Sun and repeated freeze thaw cycles pull the maltenes out year after year. Once enough of them are gone the shingle goes stiff and brittle, the edges curl, granules start letting go and the roof stops shedding water the way it was built to. The shingle is not worn through. It is dried out.

• Is this a paint or a sealer that goes over the top of the shingle?

  No. Anything that sits on the surface eventually peels, chalks or traps moisture underneath. This treatment is a penetrant. It absorbs into the shingle mat and works from the inside, which is why the roof still looks like a roof afterward rather than looking painted. You are putting back something the shingle already had instead of adding a new layer to it.

• Is the treatment safe around my family, pets and landscaping?

  Yes. The formula is bio based and biodegradable, and it is applied by a crew that covers landscaping, outdoor furniture and walkways before anything goes on the roof. Nothing is left sitting in your beds or on your lawn, and complete cleanup is part of the job rather than an extra line on the quote. • How much does rejuvenation cost compared to a replacement?

  Roof rejuvenation runs 60 to 80 percent less than a full roof replacement, and most homeowners save $15,000 to $30,000 by restoring rather than replacing early. The gap is that wide because almost nothing about a replacement is the shingles themselves. A tear off is labor, dumpsters, disposal fees, decking repairs, permits and a crew on your property for days, while rejuvenation is a treatment applied to a roof that stays exactly where it is. • How many years does it actually add?

  A professional rejuvenation treatment adds 5 to 15 years of roof life. Where you land in that range depends on what condition the shingles are in when we treat them, how much sun and exposure the roof takes and how well the roof is ventilated. A roof treated early in its decline holds onto more of those years than one treated at the last possible moment.

• Does the assessment cost anything?

  No. We come look at the roof, evaluate whether it is a candidate and give you a straight answer at no charge and with no obligation. If the roof is a candidate you get a written quote, usually within 24 hours. If it is not, you get told that instead, and you have lost nothing but the time it took us to look. • Does this help if I am planning to sell the house?

  It can help a great deal. A tired looking roof is one of the first things a buyer notices and one of the first things an inspector writes up, and a replacement quote in a buyer’s hand becomes a negotiating hammer. Restoring the roof instead costs a fraction of what a replacement does, and we document the finished work so you have something real to hand a buyer.

• Are you licensed and insured?

  Yes. Shingle Shield LLC is fully licensed and insured, carrying both general liability and workers compensation coverage. Ask for proof of either at the assessment and you will get it. • What exactly is guaranteed?

  Materials and workmanship. The exact term depends on what your roof calls for and it is stated on your quote in writing before any work begins, alongside the full scope of work priced out. We would rather give you a term you can hold us to on paper than a number on a website that has nothing to do with your specific roof. Nothing starts until you approve that page, and no line item appears afterward that was not on it.

• Will this void my existing manufacturer warranty?

  In most cases that warranty has already expired by the time a roof becomes a rejuvenation candidate, since manufacturer coverage is usually front loaded onto the first years of a roof’s life. The treatment is designed to protect the shingle rather than alter it, and we hand you documentation of everything we did so you have a record. If you still hold active coverage, bring us the paperwork at the assessment and we will read it with you.
